    Property prices in Portugal

    Property in Portugal – high-yield investments. Property prices in Portugal have been rising steadily over the last 10 years. According to forecasts, over the next 5 years, values are expected to rise by 5–6% annually.

    According to the report, the average price per square metre in Portugal in December 2025 is €3,019/m2. That is around €301,900 for a property of about 100 m2. This is an average value, and prices vary greatly depending on the region and other factors.

    Prices have risen steadily over the last decade. According to a report on changes in property prices for sale in Portugal from the Idealista website, between 2024 and 2025 the average annual growth rate for property prices in Portugal was +6.2 %.

    Previously, between December 2015 and December 2025, the average price per square metre grew more than 2.5 times. Impressive capital growth for investors who entered in 2015, as Portugal was emerging from the economic crisis.

    Taxes on purchase

    The most significant tax is the transfer tax (IMT), which is payable upon signing the deed of transfer. If the property is your main residence, you will not have to pay IMT on the first ~102,000 euros of the purchase price. Above that amount, the tax increases on a progressive scale up to 8%.

    If this is not your first property, you will need to pay an additional 1% on the first €102,000.

    Other costs: stamp duty of 0.8% of the price, notary fees of approximately 500 euros, and lawyers’ fees (if involved) of up to 1% of the transaction value.

    Cost of ownership

    The Municipal Property Tax (IMI) varies from 0.3 to 0.8% of the assessed value (Valor Patrimonial), depending on the local authority. This figure is often considerably lower than the sale price.

    Operating costs vary by region and average €100-150 for a family of 3 or a 2-bedroom apartment.

    The condo fee includes the upkeep and maintenance of all common areas, including the swimming pool and green spaces, and ranges from €30 to €150 per month depending on the building.
