Modern Lisbon, with a waterfront for a back garden

A morning run along the Tagus, the office a few blocks away, an evening stroll with the pushchair past the Oceanarium. Oriente station links you to the airport, Porto and the Algarve, which suits people who travel a lot. Popular with: families with young children, tech professionals and staff of international companies, frequent flyers.

How the calculation works and its exceptions

For residents, we use the progressive table for a main permanent home (HPP) or other residential property. For a non-resident who has never been a Portuguese tax resident, we use a 7.5% IMT rate. For former residents, we use the general table for other residential property; status and intended use must be confirmed.

If tax residency is established within two years or the conditions for regulated rental are met, the law allows a refund of the difference upon application. We do not deduct any future refund here. The calculator does not cover IMT Jovem, other exemptions, partial ownership purchases or exchanges. We confirm the final calculation for your transaction.

    Buying property
    in Lisbon:
    the essentials

    Still have questions?
    Message us on WhatsApp ↗

Can I live in Lisbon without a car?

Yes, if you choose an address that works for your daily journeys. Check the route to work, school, shops and transport stops, as well as the distance to the metro: hills, steps and lift access can change how easy a short walk feels. Alvalade, Avenidas Novas and Parque das Nações are useful starting points to compare, then walk your actual routes. If you do need a car, assess the garage and nearby parking separately.

How can I choose a central apartment without constant noise?

Aircraft noise is particularly important to check in Lisbon: Humberto Delgado Airport is within the city limits. Under take-off and landing paths, aircraft can be the main source of noise. On Noise Map, zoom in on the property's location to view estimated aircraft noise exposure; the map does not replace an apartment visit. A new airport in Alcochete is planned to replace the current airport, but while it remains in operation, assess today's conditions. Also check traffic, bars and neighbours: return in the evening and at the weekend, and assess the windows and bedroom position.

Open the aircraft noise map — Noise Map ↗

Should I look beyond the centre if my budget is limited?

Yes, a wider search lets you compare more options. Within Lisbon, consider Benfica, Lumiar and Marvila; nearby, Amadora, Odivelas or Almada. Lower prices are not guaranteed: compare floor area, building condition and transport. Test the journey to work at the relevant time and budget for fares, parking and tolls where needed. A short distance on the map does not always mean a short commute.

What should I check in an older apartment that has recently been renovated?

New finishes do not reveal the condition of the whole building. Check the roof and façade, wiring and pipes, signs of damp, ventilation, windows and sound insulation. Review the energy certificate, condominium records, planned works and costs. ARR has a technician who can carry out an independent technical assessment of the property. We arrange an inspection of your chosen home to help distinguish cosmetic refurbishment from problems requiring substantial investment.

How should a family with children choose a Lisbon neighbourhood?

Start with the school or nursery: teaching language, your child's age, available places and the exact campus. Then check the daily journey and facilities near the prospective home, including playgrounds, parks, shops and healthcare. A school may have different campuses for different age groups. Walk the route with your child: hills, steps and crossings matter more than a promise that everything is nearby.

Is Lisbon convenient for living with a dog, and where can we walk?

Yes. When choosing an apartment, check your daily dog-walking route: green spaces, shade, a lift and a nearby vet. Consider Quinta das Conchas e dos Lilases, Jardim Mário Soares in Campo Grande and Parque das Nações: these areas have dedicated dog parks, known as parques caninos. Keep your dog on a lead in streets and ordinary parks and clean up after them; use designated dog areas for off-lead exercise where their rules permit it. Before buying, check the rules for shared areas in the building; before travelling, check the chosen operator's pet transport policy.

Can I buy a detached house within Lisbon itself?

Yes. Individual houses, known as moradias, can be found within the city, for example in Restelo and Alvalade. There are fewer options than for apartments, so define your budget, required plot size, parking needs and willingness to renovate early. If the choice is limited, extend the search to nearby areas and compare daily journeys.

Do you source resale homes even though the website mainly shows new developments?

Yes. We search across the market for apartments and houses that match your requirements, including resale homes and off-market properties available to us. The website catalogue shows only part of the available selection. Tell us your budget, preferred areas and essential criteria: we prepare a shortlist within 2 hours after clarifying your requirements during business hours.

Are ARR's services free for buyers?

Yes. Our services are free for buyers: the seller or developer pays for our work. Budget separately for purchase taxes and completion costs, plus bank charges if you use a mortgage. The IMT calculator on this page provides an initial estimate; the final budget depends on the property and transaction terms.

Can I start the search and buy a property remotely?

Yes. You can start from another country, discuss your criteria, receive materials and arrange video viewings. A remote purchase is possible through a power of attorney. Its scope and formalities should be agreed with a lawyer or notary in advance; for a mortgage, the bank's requirements also need checking. Before completion, we coordinate checks on the property's documents and condition.
