        Frequently asked questions

        Renting in Portugal: the essentials

Short answers to the questions that most often come up before a search.

        01Can I rent without a residence permit?
Yes. A residence permit is not required. A NIF is normally required, but a tax number from another EU country may also be accepted.
02How much do I need to pay when signing?
The advance rent and deposit depend on the landlord. Common arrangements are two months' rent in advance plus one or two months' deposit. These terms may be negotiable; offering more upfront can sometimes help reduce the monthly rent.
03Can I search and sign remotely?
Yes, we can handle the whole process remotely. You choose the property, and you can arrive at your new home with the lease and utility contracts arranged.
04How can I end the lease early?
You can end a residential lease after one third of its term has elapsed, giving the landlord at least 120 days' notice. For a one-year lease, this means living there for four months before giving notice of at least 120 days. Source: Article 1098 of the Portuguese Civil Code.
        05What if I have a pet?
Tell us before making an offer. We'll look for landlords willing to accept pets and record the agreement in writing. Some landlords ask for an extra deposit.
        06Who arranges the utilities?
Electricity, water, gas and internet contracts are usually put in the tenant's name. ARR helps collect meter readings and set up the services after key handover.
07How much does your service cost?
The standard fee is one month's rent. Individual terms may apply to higher-rent properties. The service covers the search, communications, viewings, assessment, offer, negotiations, lease and help with utilities.
