          The brief

A detached house with a pool and land near Lagoa de Albufeira. The zero-deposit youth mortgage was not approved.

          The solution

ARR’s broker secured mortgage approval from Caixa. Proceeds from selling their flat in Russia provided the deposit, increasing the purchase budget to €500,000.

          The result

A single-storey, energy-efficient three-bedroom house built in 2023 in São Martinho do Porto, five minutes from the lagoon. Negotiations brought the agreed price to €488,000.

          Questions and answers

Buying a house in Portugal: the essentials

          Where should I start?

With your goals, region and complete budget. If you need financing, discuss mortgage options before viewings.

How much does a house in Portugal cost?

A starting point for a habitable house is around €200,000 in Greater Lisbon and from €150,000 in the north. These budgets usually mean smaller homes and less central locations. This is a search guideline, not a guarantee of availability: we check the address, plot, condition and documents for each property.

Where should I look for an affordable coastal home?

Start with the Silver Coast, less tourist-heavy places and the islands. Check availability for each specific home.

How can I tell whether a house will be warm and dry in winter?

Look beyond fresh paint: check damp or mould, the roof, gutters, walls touching the ground, windows, ventilation and heating. Ask how the home behaves after rain and in winter, and request heating costs. An energy certificate helps compare homes but does not replace an engineer’s inspection.

What costs should I add to the price?

Taxes and completion, mortgage-related bank costs, potential renovation and an upkeep reserve. The calculation depends on the transaction.

What does pool and garden upkeep cost?

It depends on size, equipment and service frequency. Request estimates for the chosen home before making an offer.

          Can a non-resident obtain a mortgage?

Eligibility and terms depend on the bank, income, documentation and property. We assess your request as a credit intermediary.

Can I buy a ruin and restore it?

Yes, but first establish what is being sold: a registered dwelling, another building or land alone. Compare the documents with the actual condition and ask the Câmara Municipal about the permitted reconstruction, floor area and location restrictions; an architect can prepare a Pedido de Informação Prévia where appropriate. An engineer then assesses the walls, foundations and roof. Budget for design, approvals, utilities, access, construction and a contingency. A cheap ruin does not necessarily produce a cheap finished home.

What matters in a historic home?

Heritage status, structure, permitted alterations and restoration costs. Involve relevant specialists.

Can the purchase be arranged remotely?

Start with video viewings and remote discussions. Signing arrangements and powers of attorney should be agreed with your lawyer.

Should I buy a house with a recent cosmetic renovation?

A fresh interior may make moving in easier, but it does not prove that leaks, damp or electrical problems were fixed. Ask what work was done, inspect the roof and services, and compare extensions and the layout with the documents. If major work is needed, discuss the design, timescale and estimate with specialists in advance.
