The selection funnel was like this: we reviewed a hundred shops and restaurants plus fifty offices within our price bracket, shortlisted 15 worthy ones, and managed to call and visit 11 of them. We are showing only the 3 most liquid ones here so as not to abuse your attention. And the client chose the one and only.
1st property: Law firm, 500 thousand euros
Area 158 sq m, in the new Nova Campolide residential complex built in 2019. Located at Avenida Miguel Torga 47, near Nova University. 3 minutes' drive from Marquês de Pombal square. 10 minutes' walk to Eduardo VII Park and Amoreiras shopping centre, 15 to the metro and El Corte Inglés. Total floor area 211 sq m, of which 158 sq m is usable + 3 parking spaces, 2 storage rooms. For sale with a tenant, 5-year contract, €2,000/month.
2nd property: Office in a business centre, €575,000
Area of 223 sq m, in a new business centre in Olivais. Address Avenida Pádua 10, just around the corner from Cabo Ruivo metro station. Excellent location near Parque das Nações. The advantage is that it is an open-space layout, divided by glass partitions. Furthermore, the single space has 2 entrances and can be divided. The building has security and parking, with 4 spaces included in the price. The office is rented until the end of 2024 at a rate of €3,000/month to the logistics company PortoCargo.
3rd property: Two-storey coworking space, 600,000 euros
The property covers an area of 335 square metres, comprising 140 square metres on the ground floor and 195 square metres in the basement. It enjoys a prime beachfront location at 63 Avenida Álvares Cabral, close to Estrela. It features a large shop front. The premises have been perfectly refurbished and feature a cosy interior, with three toilets available for visitors. Result
The final property was ultimately chosen by the client from Belarus for investment and for the purpose of obtaining a Portuguese “golden visa”. At the client's request, viewings of 11 properties were organised on a tight schedule within a single day. The viewings were carried out by him in person, while obtaining a tax number, opening a bank account and the transaction are being conducted remotely.
