E, de passagem, sobre a isen\u00e7\u00e3o de um imposto significativo de IMT. Explicamos como compr\u00e1mos um escrit\u00f3rio com um valor inicial de meio milh\u00e3o por apenas 320 mil e o arrend\u00e1mos por 8,25%, tudo isto num m\u00eas. <\/p>\n\n\n\n<p>Temos um cliente disposto a investir v\u00e1rios milh\u00f5es de euros em im\u00f3veis comerciais com uma rentabilidade a partir de 5%. Durante o ver\u00e3o e o outono, visit\u00e1mos in\u00fameros escrit\u00f3rios com boa liquidez \u00e0 venda, desde Lisboa at\u00e9 Cascais. Uma semana ap\u00f3s uma dessas visitas, recebemos uma chamada do propriet\u00e1rio de um escrit\u00f3rio na Expo, que inicialmente pretendia vender por 500 mil, mas, devido \u00e0 falta de procura, j\u00e1 o tinha colocado \u00e0 venda no Idealista por 425 mil. O propriet\u00e1rio estava disposto a vender rapidamente com um desconto de 100 mil e sabia que n\u00f3s disp\u00fanhamos do capital necess\u00e1rio, prontos para fechar o neg\u00f3cio. Reunimos a documenta\u00e7\u00e3o o mais rapidamente poss\u00edvel e marc\u00e1mos uma visita ao not\u00e1rio. <\/p>\n\n\n\n<p>Para al\u00e9m do desconto consider\u00e1vel na transa\u00e7\u00e3o, esperava-nos uma segunda surpresa agrad\u00e1vel: fomos isentos da regra IMT, ou seja, obtivemos um benef\u00edcio adicional de mais 20 mil. N\u00e3o cont\u00e1vamos com isso, uma vez que o agente do vendedor estava mal informado.<\/p>\n\n\n\n<p>A terceira boa not\u00edcia foi termos encontrado rapidamente um inquilino do norte do pa\u00eds. O cliente pretendia arrendar o escrit\u00f3rio por 1 800 \u20ac, mas decidimos coloc\u00e1-lo no mercado por 2 200 \u20ac. Em menos de uma semana, uma empresa de tecnologias de informa\u00e7\u00e3o contactou-nos e aceitou o valor sem negocia\u00e7\u00e3o, assumindo ainda as obras de adapta\u00e7\u00e3o do espa\u00e7o. A rentabilidade indicada \u00e9 bruta, antes de impostos e sem considerar a valoriza\u00e7\u00e3o do im\u00f3vel: 8,25% ao ano. O contrato prev\u00ea tamb\u00e9m uma atualiza\u00e7\u00e3o anual da renda de 5%, \u00e0 qual poder\u00e1 acrescer a valoriza\u00e7\u00e3o do pr\u00f3prio im\u00f3vel.&nbsp;<\/p>\n\n\n\n<p>E, separadamente, sobre a isen\u00e7\u00e3o do IMT. Trata-se de um imposto sobre a transfer\u00eancia de direitos de propriedade que, no caso de im\u00f3veis comerciais, ascende sempre a uns exorbitantes 6,5%. Como \u00e9 que se evita pag\u00e1-lo? Por 5 a 6 mil euros, compra-se uma empresa que beneficie de isen\u00e7\u00e3o do IMT. At\u00e9 h\u00e1 pouco tempo, era poss\u00edvel constituir uma nova empresa cuja atividade principal fosse a compra e venda de im\u00f3veis e realizar uma transa\u00e7\u00e3o m\u00ednima com um terreno de valor simb\u00f3lico. Pronto, agora a nova empresa est\u00e1 isenta do IMT para o ano seguinte. Mas, em novembro de 2022, foi aprovada uma nova lei, segundo a qual, para beneficiar da isen\u00e7\u00e3o, \u00e9 necess\u00e1rio ter transa\u00e7\u00f5es de revenda nos dois anos anteriores, em vez de apenas um. Outra novidade \u00e9 que o imposto passa a ser pago em qualquer caso, mas o Estado devolve-o posteriormente.
