New builds in Portugal have long ceased to be a market where \u20ac300k guarantees a wide choice. Especially in Lisbon, Porto and the Algarve. Therefore, in our August selection we decided to look not at the most spectacular and expensive projects, but at those where It is still possible to find a new flat at a relatively affordable price and not have to choose from just one or two remaining units.<\/strong>.<\/p>\n\n\n\n

There are seven projects, mostly in the North and central Portugal.<\/p>\n\n\n\n

Poiares Premium \u2013 Vila Nova de Poiares<\/a><\/h3>\n\n\n\n

One of the most affordable projects in the selection is about 20 minutes from Coimbra.<\/p>\n\n\n\n

In Poiares Premium<\/strong> There are just 12 flats in total \u2013 T2 and T3 \u2013 but there\u2019s still a good selection at the moment. The T2 flats, with a floor area of over 100 m\u00b2, cost from \u20ac236,000<\/strong>, T3 \u2013 from \u20ac293,000.<\/p>\n\n\n\n

For the price of a small flat in Porto, the buyer gets a fully-fledged T2 family home, generous outdoor spaces and a private double garage.<\/p>\n\n\n\n

This is neither an investment story about tourists nor a bet on metropolitan liquidity \u2013 rather, it is a very straightforward option for living in yourself.<\/p>\n\n\n\n

\u00c2ncora Premium \u2013 Vila Praia de \u00c2ncora<\/a><\/h3>\n\n\n\n

If you want to live by the ocean, but the Algarve and the Lisbon area are already too expensive, there is an interesting alternative in the very north of the country.<\/p>\n\n\n\n

\u00c2ncora Premium<\/strong> being built in Vila Praia de \u00c2ncora between Viana do Castelo and the Spanish border. It is about 150 metres from the ocean and the coastal cycle path.<\/p>\n\n\n\n

The development includes T1 and T2 flats with balconies and parking. Prices for the T1 flats start at approximately from \u20ac220\u2013240k.<\/strong>, T2 \u2013 around \u20ac300,000.<\/p>\n\n\n\n

Vila Praia de \u00c2ncora is a fully-fledged small seaside town with a railway station and all basic infrastructure, but without the prices of more commercialised resorts.<\/p>\n\n\n\n

Monte da Virgem Flats \u2013 Vila Nova de Gaia<\/a><\/h3>\n\n\n\n

One of the largest projects in the selection is \u2013 125 flats<\/strong> From T0 to T2 in Vila Nova de Gaia.<\/p>\n\n\n\n

The prices for T2 are particularly interesting here \u2013 from about \u20ac275,000<\/strong>. Moreover, this is not about a distant suburb: the Hospital Santos Silva metro station is a five-minute walk away.<\/p>\n\n\n\n

That is, you can live in Gaia and fairly easily use Porto's infrastructure without daily car dependency.<\/p>\n\n\n\n

For those looking for a new-build property in the Porto conurbation for up to \u20ac300k, this is one of the most obvious options for August.<\/p>\n\n\n\n

Gondomar Green \u2013 Gondomar<\/a><\/h3>\n\n\n\n

Another strong option near Porto \u2013 Gondomar Green<\/strong>, two blocks of approximately 80 flats.<\/p>\n\n\n\n

The main attraction here is the spacious family-friendly layouts. The T3 flats, with a floor area of around 107 m\u00b2, are priced at from around \u20ac300,000<\/strong>, a T4 flat with an area of around 140 m\u00b2 \u2013 from \u20ac330,000.<\/p>\n\n\n\n

The flats have balconies and enclosed garages, and Gondomar itself forms part of the wider Porto conurbation. If you\u2019re specifically looking for a new T3 rather than a compact T1 for the same price within Porto, the difference becomes significant.<\/p>\n\n\n\n

Trofa Premium<\/a> \u2013 Trofa<\/a><\/h3>\n\n\n\n

Trofa Premium<\/strong> \u2013 18 flats, mostly spacious 1-bedroom, 5-room flats, but there are also a few 1-bedroom, 3-room flats; that\u2019s where they start from \u20ac225,000<\/strong>, T3 \u2013 from \u20ac350,000.<\/p>\n\n\n\n

Trofa itself is situated between Porto and Braga and is connected to both cities by road and rail. It is therefore not an attempt to \u00abget as far away as possible to buy things more cheaply\u00bb, but rather a perfectly viable location for those who do not necessarily need to live in the centre of Porto every day.<\/p>\n\n\n\n

Valongo Premium \u2013 Valongo<\/a><\/h3>\n\n\n\n

A similar logic works in Valongo Premium<\/strong>. The development offers flats ranging from T1 to T4, all with balconies and parking, and prices start at around from \u20ac240,000<\/strong>.<\/p>\n\n\n\n

Valongo is linked to Porto by the A4 motorway and the railway. Technically, it is a separate municipality, but in practice it forms part of a large urban conurbation.<\/p>\n\n\n\n

Valongo is therefore becoming an increasingly logical choice for buyers who want a new flat but are not prepared to pay for a property within Porto itself.<\/p>\n\n\n\n

The Court \u2013 Carvoeiro, Algarve<\/a><\/h3>\n\n\n\n

And a special exception is the Algarve.<\/p>\n\n\n\n

The Court<\/strong> in Carvoeiro is more expensive than most projects above, but for the south of Portugal the starting price is around from \u20ac295,000 for a studio<\/strong> and the large selection of flats deserves attention.<\/p>\n\n\n\n

There are 104 flats in the complex in total. It is a resort-style development featuring swimming pools, a wellness area, a gym, padel courts and other facilities. The apartments are sold fully furnished, and the developer guarantees a return of 5% for the first three years.<\/p>\n\n\n\n

For permanent residence it is a niche product, but if the task is to find a relatively inexpensive entry point into new Algarve property, the choice right now is quite large.<\/p>\n\n\n\n

Where new build properties still remain affordable<\/h2>\n\n\n\n

The August selection clearly shows the main market shift: for available new build properties, one increasingly has to look not at Porto or Lisbon, but at neighbouring municipalities and less obvious towns<\/strong>.<\/p>\n\n\n\n

In the Coimbra area, you can still find a new T2 property with a floor area of over 100 m\u00b2 for around \u20ac236,000. In Valongo and Gaia, you can move into a new-build property for around \u20ac240,000\u2013275,000. And for around \u20ac300,000, there is already a selection of fully-fledged T2 and even T3 properties available.<\/p>\n\n\n\n

And it is precisely this segment that we currently find most interesting: not projects with pretty renders priced at \u20ac700\u2013900k, but good new flats for buyers with a budget of \u20ac200\u2013350k.<\/strong>, of which there are objectively far more on the market.<\/p>","protected":false},"excerpt":{"rendered":"
