Housing costs in Portugal continue to rise and currently stand at an average of 1,144 euros per square metre nationwide. However, there are regions of the country where this figure is higher.<\/p>\n\n\n\n

The National Statistics Institute has published monthly data on the value of property appraised by banks for the purpose of granting mortgage loans. These figures are the most representative and accurate for assessing housing prices in the country.<\/p>\n\n\n\n

This figure has been growing for more than three years in a row, and even the pandemic was unable to affect this growth. In November 2020, the average cost per square metre in Portugal was 1,144 euros.<\/p>\n\n\n\n

The median square metre grew for 35 consecutive months until February of this year; in March this streak was broken and the indicator fell by one euro. Since March it has returned to growth, stabilising in August and September. October and November saw further growth, with the last month up by 13 euros.<\/p>\n\n\n\n

Flats increased in price by seven euros to 1252 euros per square metre, houses by 13 euros to 954 euros per square metre.<\/p>\n\n\n\n

Analysing the map, it can be seen that there are regions where the average value is higher than the national average. Lisbon, as expected, is high up, but not at the top. The Algarve leads with an average of 1562 euros per square metre. Next is the capital with an average of 1507 euros per square metre, and the Porto region with 1248 euros per square metre.<\/p>\n\n\n\n

At the opposite end are the Beiras and Serra da Estrela regions, where the average cost per square metre is 669 euros. See the values for the other regions in the image below.<\/p>\n\n\n\n

Compared with November last year, the average property price rose by 6.3%. Flats became 7.1% more expensive, whilst house prices rose by 4.6%. The largest increase was recorded in the Algarve (7.3%), whilst the smallest was in Madeira (2.5%).<\/p>\n\n\n\n

According to figures from the INE, 27,243 property valuations were carried out in November \u2013 17,314 flats and 9,929 houses \u2013 which is 8.2% more than in the same period last year.<\/p>\n\n\n\n
