Today we are publishing a case study on residential property selection along the Lisbon–Cascais line. The client was interested in new houses and townhouses near the sea, with a price limit of one million euros.
In the case study, we will demonstrate the three most worthy objects – there is no point in showing all the ones we viewed. But first, a few introductory notes. For the buyer, such a selection is free: the commission in Portugal is paid by the seller or developer. In 2022, these houses will no longer qualify for the golden visa – in Cascais, you can now only buy commercial real estate for these purposes. We faced a difficult task – to find a good new house with a swimming pool not far from the ocean in a decent area, but under a million. We must say that on the other side of Lisbon – Seixal, Amora – you can find one like that for even 300. But on the Cascais line, especially in prestigious neighbourhoods like Birre, Torre, Quinta da Marinha, houses cost 2-3 million. Therefore, we started with Carcavelos. It is conveniently located 20 minutes right in the middle between Lisbon and Cascais. To jump ahead, we will say that in the end we did find a townhouse for the client in Cascais, it will be at the end.
The first property is a 3-bedroom house in Arneiro, one million euros, 265 square metres. Located next to the Lisbon-Cascais road, it is an 8-minute drive to the beach. Within a five-minute radius: Lagoas Park, a corporate campus hosting a hundred companies – BMW, BP, Canon, Cisco, Dell, Epson, Renault, Nissan, Oracle, Pepsico, Pfizer, Philips, Samsung, Volvo. Nova University – School of Business and Economics. And of course a shopping centre, fitness clubs, and 3 minutes to the school. A supermarket is around the corner.
The house is almost ready. On the ground floor there is an entrance to the parking area. In the basement there are 2 parking spaces and a 14-square-metre room – a storage room for your surfboards and bicycles.
Inside at the base is a spacious 45-metre living room with floor-to-ceiling windows, one of which looks out onto a 12-square-metre pool. The 15-square-metre kitchen will feature expensive appliances – everything you need. There is a guest cloakroom.
Ground floor, second floor in Russian. A sea view opens up already from the stairs. Here we have an 8-square-metre cloakroom with fitted wardrobes. A verandah for freshly brewed coffee with a view of the ocean, which is hazy today. The balcony is located in the master bedroom, which is 18 metres in size. There are two more bedrooms here, 15 and 14 metres. Each of the three bedrooms has its own en-suite bathroom, which is important. The house is on a corner, so all the bedrooms look out to sea.
From the outside the house looks very modern, there are young palms beneath the window, and the architect has made the absolute most of the plot.
The second property is a townhouse T6 in Carcavelos, €1,100,000, 300 sq m (250 usable).
4 bathrooms, 4-car garage. Located not far from the first property, closer to the sea.
Accessibility: 20 minutes to Cascais, 20 minutes to Lisbon, 5 minutes to the beach or half an hour on foot. A school is just around the corner. A new condominium of 4 townhouses. Our block is the end one, with only one neighbour and a private swimming pool.
Ground floor: a large 45-metre corner living room with a fireplace and direct access outside to the swimming pool and garden area, where garden furniture and a barbecue can be placed. A fully equipped 16-metre kitchen, also with access to the plot. A small guest cloakroom, two bedrooms measuring 15 and 16 metres facing different aspects, both with fitted wardrobes. And a large bathroom. High-quality sanitary ware and tiles.
Top floor. Here we have a 30-square-metre suite, with an adjoining bathroom featuring a hydro-massage bathtub. On the floor there are two further bedrooms of 16 metres each, all with built-in wardrobes. Plus a 10-metre study. The house is equipped with air conditioning, a central vacuum system, and electric shutters. Excellent materials, expensive wood, marble, tiling and finishes. A wide balcony wraps around the entire floor, accessible from all rooms. A pleasant view.
In the basement, there are two double garages, each with direct access to the house, plus storage cupboards. There is a spacious driveway and large parking areas.
The third property chosen by the client for purchase. A townhouse in a development of 11 houses in Cascais. This is a 3-bedroom (T3) property with an area of 210 sq m, priced at €950k.
The location is the most prestigious: 5 minutes to the beautiful Guincho beach and 5 minutes to Cascais. Around there are supermarkets, gyms, clinics, international schools, golf courses.
The residential complex is gated, landscaped and guarded, situated on a quiet cul-de-sac, yet close to the road to Lisbon. Look: it is early February and everything is green. As we enter, to the left there is a wardrobe, a guest toilet, stairs down to the parking area and a fitted kitchen with access to the swimming pool. Right here is a large living room with access to both the courtyard and the plot with the pool.
On the second floor, there are two bedrooms with balconies overlooking the courtyard, with a view of a small patch of woodland. Naturally, the house is air-conditioned and features fitted wardrobes with lighting. The bathroom has excellent sanitary ware, a bathtub, and the essential window. The third bedroom faces the other way towards the shared courtyard, featuring floor-to-ceiling glazing and no balcony.
The entrance to the garage is communal, the doors are individual.
It was nice that both the agency representative and the developer personally met us here, and he was able to answer all our tricky questions about the property. Although the square footage of this house was the smallest of those we viewed, the location of the condo in Cascais became the deciding factor for our choice.
